Whether you currently own a home or are looking for your first one, setting out to buy a new home can be an intimidating experience. Here are some tips to help you get started.

Things to consider in a new home:

  • Create a personalized list of features. What does your home need to have? What would just be nice to have?

  • Consider what's important to you in the area. What services are important to have nearby? What about the school district? Traffic conditions, parking, or public transportation?

  • Figure out what you can afford. Take into account your income, debt, monthly expenses, etc.

  • Make sure you feel comfortable in the neighborhood. It's not just important for the services to be convenient--you're going to want to feel at home in your new home.

As you're looking:

  • For each home you tour, make a list of pros and cons. This will help you develop a rating system and narrow the field when it comes time to choose.

  • Avoid sharing information with sellers about your current housing situation, your finances, your move, or your feelings about the property.

  • Before making an offer, consider the house's condition, the current market, and your financial ceiling.

To do list:

  • Get pre-qualified for a mortgage loan, even before you start making offers.

  • If you already own a home, research short-term rental and storage options. There might be a gap between leaving your old home and moving into your new one, so you're going to want to have a plan.
